Your panels will outlast your roof. Plan for that before you install them.

How detach and reset works, what it costs, and why the order you do things in decides the bill.

The sequencing problem

Two service lives that do not line up, and a bill that arrives years later.

A solar array is designed for twenty-five to thirty years. An asphalt shingle roof in Central Texas — sun, heat cycling, and hail — realistically gives you fifteen to twenty-five. Those two numbers do not line up, and the gap between them is where the expense lives. Most homeowners discover this the way everyone discovers roofing problems: a leak appears under an array that still has fifteen good years on it.

The most useful sentence on this page is this one: if your roof is within about five years of the end of its service life, replace it before you install solar, not after. Doing it in that order costs you a roof you were going to buy anyway. Doing it in the other order costs you the roof plus a detach and reset, and it puts your array in storage for a week.

So before you sign a solar contract, have the roof inspected and get a remaining service-life estimate in writing, with the age of the roof, the condition of the deck, and any existing damage noted. That number, not the solar quote, should decide the sequence. We will give you that assessment through a free inspection, and if the answer is that your roof is fine for another decade, that is what we will write down.

It is worth saying plainly that solar companies are generally not roofing contractors. They are competent at arrays and mostly not in the business of evaluating a roof's remaining life, and the question rarely comes up during a solar sale. That is not usually bad faith — it is simply outside their scope. It is squarely inside ours. If a replacement is close, the cheapest version of this whole project is the one where the roof goes on first.

What detach and reset actually involves

Six stages, two trades, and one detail that determines whether the roof leaks: the mount penetrations.

  1. 1. System shutdown and electrical disconnect

    A qualified electrician or the solar contractor shuts the system down and disconnects it at the inverter and the array. This happens before any roofing crew is on the roof, and it is not roofing scope.

  2. 2. Panel removal and labeled staging

    Panels come off in order and are labeled by position and string so the array goes back exactly as designed. They are staged on site where there is safe space for it, or transported and stored when there is not — which is a real cost line, not an afterthought.

  3. 3. Racking and mounting hardware removal

    Rails, clamps, and roof-penetrating feet come off. Rails and clamps are frequently reusable. The feet and their flashings are not, because they were sealed into a roof that is about to be removed.

  4. 4. Roof replacement, with new flashing at every mount penetration

    Tear-off, deck inspection, underlayment, and the new roof system go in as normal — with the difference that every location where a mount will land is treated as a penetration detail rather than a field shingle.

  5. 5. Racking reinstalled on new, properly flashed mounts

    New feet, new flashings, integrated into the new shingle courses so water runs over the detail. Old penetrations are not reused and old sealant is not relied on. This step is the whole point of the exercise.

  6. 6. Panel reinstall, reconnection, and commissioning

    Panels return to their labeled positions, the electrician or solar contractor reconnects and commissions the system, and production is verified against expectation before the job is called finished.

The penetrations are the whole point. Every rack foot is a hole through the water plane, and a residential array typically has dozens of them. Reusing old flashing on a new roof, or setting a new mount into an old hole with sealant, is the same mistake as reusing a skylight flashing kit — it holds for a few seasons and then it does not. New mounts, new flashings, woven into the new shingle courses. There is no shortcut that is still a roof.

Who does what

Clear scope boundaries, honestly stated — including the parts that are not ours.

Roofing contractors handle the roof: tear-off, deck, underlayment, the new system, and the flashing at every penetration the array creates. That is the part of this project that decides whether your house stays dry, and it is the part we do.

Licensed electricians or your solar provider handle the electrical: shutdown, disconnection at the inverter and array, reconnection, commissioning, and production verification. We do not do that work, and we would be suspicious of a roofing company that claimed it did. If a contractor tells you their roofing crew will handle the electrical side themselves, ask who is licensed, ask to see it, and ask what happens to your solar warranty if something goes wrong.

Which brings up the warranty question. If your system is still under warranty, the original installer or their authorized service partner should usually be the one detaching and resetting it, because unauthorized handling can void coverage on panels, inverters, or workmanship. That is not a detail to discover afterward.

What we do is coordinate the sequence — scheduling the shutdown, the tear-off, the reinstall, and the reconnection so nobody is standing on a torn-off roof waiting for someone else to show up. We would rather tell you exactly which parts we own than imply we do all of it.

What it costs

Priced per panel, and it adds meaningfully to a roof replacement.

Detach and reset is almost always quoted per panel rather than as a lump sum, commonly in the range of roughly 150 to 400 dollars per panel. A typical residential array of twenty to thirty panels therefore adds several thousand dollars to a roof replacement, and a large array can add considerably more.

Four things move that number. Panel count is the obvious one. Roof pitch and access matter because a steep or hard-to-reach slope slows every stage. Staging matters — if there is safe space on site to set panels down, cost stays lower; if they have to be transported and stored, that is transport, storage, and additional handling. And the condition of the racking matters, since reusable rails cost less than a full hardware replacement, though the roof-penetrating feet and flashings are replaced regardless.

The thing worth repeating: this is a cost that is avoided entirely by replacing the roof before the panels go up. If you are reading this before a solar install, that is the decision in front of you. Solar and roofing FAQs

For a full replacement, generally no. The array sits directly over the deck being torn off, and the racking is bolted through the water plane we are rebuilding. Working around panels means leaving old shingles, old underlayment, and old mount flashing in place under the array — which is the part of the roof most likely to leak. A partial replacement that skips the solar field is not a roof replacement, and no manufacturer will warrant it as a system.

It is normally priced per panel, commonly in the range of about 150 to 400 dollars per panel depending on the specifics. On a typical residential array of twenty to thirty panels that is several thousand dollars added to the roof project. The drivers are panel count, roof pitch and access, whether the panels can be staged on site or have to be transported and stored, and whether the existing racking is in reusable condition.

It can, and this is the single most important thing to check before scheduling. Many solar warranties require that authorized personnel handle the array, and unauthorized removal or reinstallation can void product or workmanship coverage. If your system is still under warranty, the original installer or their authorized service partner should perform the detach and reset. Read the warranty document before anyone touches the panels.

Usually the duration of the roof work plus a day on either side, so for most residential replacements roughly three to seven days. The system is shut down before removal and stays down until reconnection and commissioning are complete. You are on grid power for that period, and you lose whatever production the array would have generated, which on most homes is a modest one-time cost rather than a significant one.

A licensed electrician or the solar contractor. Roofing contractors do not perform the shutdown, the DC and AC disconnections, or the reconnection and commissioning. Any roofer who tells you their crew will handle the electrical side themselves is describing work outside their scope, and that is worth asking hard questions about.

No. Every rack foot is a hole through the roof's water plane, and the flashing at that hole is consumed by its original installation. Lifting an old flashing and setting it back down on a new roof, or sealing over an old penetration with caulk, is the same mistake as reusing a skylight flashing kit. New mounts get new flashings, properly integrated into the new shingle courses. Racking rails themselves are often reusable; the roof-penetrating hardware is not.

If the roof has less than about five years of service life left, yes, without hesitation. Panels last twenty-five to thirty years and an asphalt roof in Central Texas lasts fifteen to twenty-five, so installing an array over an aging roof guarantees a detach and reset within the panel's first decade. Get a written remaining-service-life estimate before you sign a solar contract.

A repair away from the array usually requires no panel work at all. A repair underneath or immediately adjacent to the array may require detaching a small number of panels, which is far cheaper than a full detach and reset. The honest answer in many cases is that a targeted repair buys you several more years before the array has to come off, and if that is the situation we will tell you.

Yes. Leased systems and power purchase agreements are typically owned and serviced by the provider, not by you, and the agreement usually requires their involvement in any removal. Providers often charge their own detach and reset fee and schedule it on their timeline, which can add weeks. Pull out the agreement and call the provider before you set a roof date.

Yes, and when you know solar is coming it is the right move. Setting properly flashed mounts, or at minimum reinforcing and detailing the areas where an array will land, while the deck is open is far cheaper and far more watertight than adding penetrations to a finished roof later.

Solar attic fans are their own penetration and get removed, reflashed, and reset like any other roof-mounted unit. Panels that crowd a skylight or a vent are a design problem worth revisiting at reinstall, because a detail you cannot reach is a detail nobody inspects. If the layout leaves no service access to a penetration, we will raise it before the panels go back on.

It should not be, provided the array goes back at the same orientation and tilt and the system is properly commissioned. Ask for a production verification after reconnection and compare the first full month against the same month in prior years. A meaningful drop usually points to a string or connector issue at reinstall, and it is much easier to resolve immediately than a year later.
