What actually happens at the appointment

Four things, and none of them involve signing something at the kitchen table that day.

Roughly 45 to 90 minutes onsite

That is the range on a standard single-family home. A complex roofline, a second story, or a storm claim with test squares takes longer. An inspection finished in ten minutes did not include the attic.

The roof and the attic

Every slope photographed and labeled by direction, penetrations and flashings, field condition, drainage, edge detail, and the attic from below. Half the useful information about a roof is on the inside.

A written report either way

Dated photographs, a plain-language condition summary, and an estimated remaining service life, emailed to you afterward. The report is yours whether or not you hire us.

We tell you when you do not need a roof

A meaningful share of our inspections end with no recommended work and a suggested date to look again. That is a legitimate outcome, and it is the reason a free inspection is worth anything at all.

Before you book

Two practical notes. You do not need to be home for the exterior portion, but we do need access for the attic, which is the half of the inspection most contractors skip and the half that most often changes the conclusion. Booking a window when someone can let us inside keeps it to one visit.

Second, if you have an active leak, call rather than book. Active leaks are triaged ahead of routine inspections, and the calendar does not know that. For everything else, a booked slot is the fastest way to get on the schedule.
