Exposed-Fastener (R-Panel)
Screw-down panels over purlins. Best for outbuildings, barns, and ranch structures. Concealed-fastener retrofits available for houses with prior R-panel installs.

What separates a metal roof that lasts 40–50 years from one that leaks in 10

Metal roofing failures are almost never about the metal. They're about substrate prep, fastener selection, panel expansion accommodation, and flashing detail. On a mechanically-seamed standing seam roof, the panel is the easy part. The ridge, hip, valley, and penetration details are where roofers separate.

We specify high-temp synthetic underlayment (not felt), butyl-tape sealed clips, floating panel design that accommodates thermal movement, and hand-formed valley metal, not off-the-shelf 10-foot sections spliced together. Structurally it's possible with 1x4 furring, but we recommend full tearoff for warranty and decking inspection. Central Texas heat degrades hidden shingles quickly.

Metal roofs don't attract lightning any more than other roofs, and being non-combustible they actually reduce fire risk if struck. Grounding is a standard install detail.

Either can qualify for an insurance discount, depending on the product's tested impact rating and your carrier. Class 4 shingle costs less upfront; standing seam lasts about twice as long. It depends on your HOA. Many deed restrictions set rules for roof color and material. We check your HOA's rules before we order panels.

Lighter colors reflect the most heat. Look for a color with a cool-roof rating from the Cool Roof Rating Council. Medium tones like Sierra Tan, Weathered Copper, and Slate Gray are a middle ground that also hides dust between rains.
