After a Texas freeze, most 'roof leaks' aren't the roof.

The most common freeze 'roof leak' is a plumbing failure

Central Texas homes are built for heat. The cold finds the part of the house nobody designed for it.

When a hard freeze hits and water starts coming through a ceiling, the single most common cause in this region is a burst water supply line in an unconditioned attic. Attic plumbing here is frequently uninsulated, because for the other three hundred and sixty days of the year it does not need to be. When the line freezes and splits, the water lands on the top side of the ceiling drywall — exactly where roof water would land — and from the room below the two are indistinguishable.

Water on top of a ceiling travels. It runs along the top plate, follows a joist, pools in insulation, and comes through at the lowest or weakest point it can find, which is routinely several feet from where the pipe actually split. That is why the stain rarely sits under the failure, and why guessing from below is unreliable in either direction.

The two useful tells are timing and location. Timing: a freeze leak appears during the freeze or the thaw, with no rain in the picture. A roof leak tracks precipitation. Location: plumbing failures show up near bathroom, kitchen, and laundry walls, because that is where the supply lines run. Roof leaks concentrate at penetrations, valleys, and wall transitions. If water appears in freezing or thawing weather and it has not rained, the first call is a plumber, not a roofer.

Most Central Texas homeowners already have a reference point for this. Winter Storm Uri in February 2021 and the February 2023 ice storm are the two events people remember, and both produced enormous volumes of interior water damage across the region alongside genuine roof damage from ice-laden falling limbs. Telling those two apart quickly is what determines whether the right trade shows up first.

We say this plainly because it saves people money and time, including money they might otherwise have spent with us. Now for the part that is genuinely ours.

What actually fails on the roof

Six real cold-weather failure modes, and why each one behaves the way it does in Central Texas specifically.

Ice in gutters and valleys backing water under shingles

Texas roofs are not designed for ice damming and rarely need to be. But a hard freeze with precipitation can pack ice into a valley or a gutter run, and water backing up above that blockage gets under the shingle course where no membrane was ever specified. Undersized gutters and blocked downspouts make it substantially worse, because there is nowhere for meltwater to go.

Ice load on limbs, not on the roof

Snow load is negligible in Central Texas. Ice load on live oak is not. Oaks here hold their leaves through winter, which gives freezing rain far more surface to accumulate on, and limb failure onto a roof is a recurring cause of genuine structural damage in every regional freeze. The damage is impact damage, not cold damage.

Thermal shock and freeze-thaw cycling

Asphalt shingles stiffen and turn brittle in cold, and Central Texas freezes are rarely sustained — a hard overnight freeze followed by a warm afternoon, repeated. That cycling stresses sealant strips and cracks shingles that were already aged. It is why older roofs fail during freezes far more often than new ones do.

Tile and masonry freeze-thaw

Water absorbed into aged concrete tile, a mortar-set ridge, or a masonry chimney crown expands when it freezes, and that expansion spalls surfaces and opens cracks. It is a cumulative failure rather than a single-event one, and it shows up on older tile roofs and older chimneys.

Warm humid indoor air reaching a very cold roof deck condenses on the underside of the sheathing, then drips. From below it reads as a leak. It is actually a ventilation and air-sealing problem, and it is worst in homes with blocked soffit intake or no balanced exhaust.

Metal contracts hard in a freeze and expands again in the thaw. Over repeated cycles that movement works fasteners loose and fatigues sealant at wall flashings, chimney counterflashing, and exposed-fastener metal panels. The failure is usually at a termination or a penetration rather than in the field.

Is it a pipe, condensation, or the roof?

Three sources, three signatures. You can usually sort them in a few minutes with a flashlight.

No precipitation involved
Burst pipe

Appears during the freeze or the thaw with no rain, and is often heavy and fast rather than a slow stain. Usually shows up near a bathroom, kitchen, or laundry wall, and is frequently accompanied by low pressure or no water at a fixture. Shut off the main at the meter and call a plumber. A roofer cannot help you with this one.

Cold weather, diffuse pattern
Condensation

Appears in cold weather, spreads over an area rather than concentrating at a point, and shows in the attic as damp sheathing or visible frost on the underside of the deck. Worst in homes with poor ventilation or blocked soffit intake. The fix is airflow and air sealing, not roofing material.

Tracks the weather, not the temperature
Actual roof leak

Appears during or shortly after precipitation and concentrates at a penetration, a valley, or a wall transition. It follows the weather rather than the thermometer, and it recurs with the next rain. This is the one that belongs to us.

If you are unsure after checking, shut the water main off and see whether the water stops. That single test separates the plumbing case from the other two faster than anything else.

What to do during and after a freeze

Short lists. The before list is the one that actually prevents damage.

  1. 1.Clear gutters and confirm every downspout actually discharges, so meltwater has somewhere to go.
  2. 2.Trim limbs overhanging the roof plane, since ice-laden live oak is the main impact risk here.
  3. 3.Locate and test your main water shutoff before you need it in the dark.
  4. 4.Insulate exposed attic supply lines, and open cabinet doors on exterior walls during the freeze.

  1. 1.Look in the attic with a flashlight before assuming the worst — wet sheathing tells a different story than a wet pipe.
  2. 2.Photograph everything you find with timestamps, including the ceiling, the attic, and any standing water.
  3. 3.Get an inspection once the roof surface is safe to walk, not before.

Nobody should be on an icy roof, and that includes us. Insurance after a freeze

Sudden events are generally covered. Gradual ones generally are not.

Water discharged suddenly and accidentally from a burst pipe is typically covered under a homeowner's policy, and the resulting damage to ceilings, walls, flooring, and contents usually is too. The cost of repairing the pipe itself is often excluded, which surprises people — the policy tends to cover the damage the water did rather than the component that failed. Roof damage from an ice-laden limb falling is generally covered as a storm peril, on the same basis as any other impact.

Gradual condensation damage and long-term deterioration generally are not covered, because carriers treat them as maintenance rather than a sudden event. That distinction — sudden and accidental versus gradual — is the line most freeze claims turn on, and it is worth knowing before you file rather than after.

One practical note. Statewide freeze events generate extraordinary claim volume all at once, across every county simultaneously, and adjuster response is measurably slower than after a localized hail storm. That makes your own documentation matter more than usual: timestamped photographs, a written record of when water appeared and in what weather, and receipts for any emergency mitigation. Freeze damage FAQs

Yes, but usually not in the way people expect. The common failures here are ice packing into a valley or gutter and backing water under a shingle course, ice-laden limbs falling onto the roof, brittle older shingles cracking under thermal cycling, and flashing sealant loosening as metal contracts. Snow load is not a meaningful concern in Central Texas. Roof age is the strongest predictor of whether a freeze causes damage.

Because it is almost certainly not the roof. The most common cause of ceiling water during a Central Texas freeze is a burst water supply line in the attic, and the second most common is condensation on the underside of a cold roof deck. Both put water on top of the ceiling with no precipitation involved. Shut off the water main and call a plumber before you call a roofer.

Rarely, but the mechanism is not impossible here. A true ice dam needs sustained snow cover and heat escaping through the roof deck, which Central Texas almost never sustains. What does happen in a severe event is ice packing into a valley, a gutter, or behind a wall transition, and meltwater backing up above that blockage and getting under the shingle course. The result looks the same from inside. Clear gutters and correctly sized downspouts are the practical defense.

No. An iced roof is one of the most dangerous surfaces a homeowner can step onto, and the removal itself commonly does more damage than the ice would have. Shovels and picks strip granules, crack cold-brittle shingles, and tear flashing. Our own crews do not go up until the surface is workable either. Wait for the thaw and get it inspected then.

Considerably. Asphalt shingles lose volatile oils and flexibility with age, and a cold shingle is a brittle shingle. Sealant strips that have already weakened after fifteen-plus Texas summers are the ones that release under a freeze-thaw cycle. Older roofs are also the ones with tired flashing sealant and thinning granule coverage. If a roof is near end of life, a hard freeze frequently becomes the event that ends it.

Insulation helps the house, but it does not protect attic plumbing, and adding it without air sealing can make the attic colder rather than warmer. Pipes in an unconditioned attic need their own pipe insulation, and in some cases heat tape, because the insulation on your ceiling deck is deliberately keeping attic air away from house heat. The correct sequence is air seal first, insulate to depth second, and insulate the pipes as a separate task.

Clear the gutters and confirm the downspouts actually run, since meltwater needs somewhere to go. Trim limbs overhanging the roof. Locate and test your main water shutoff so you are not learning where it is at two in the morning. Insulate exposed attic supply lines. And if the roof is more than fifteen years old, have the flashing and sealant condition looked at before cold weather rather than after.

In some respects. Standing seam metal does not get brittle the way aged asphalt does, it sheds ice and meltwater readily, and it has no sealant strips to release. The tradeoff is movement — metal expands and contracts more than any other roofing material, so freeze cycles work on fasteners and sealant at penetrations and terminations. Exposed-fastener panels are more affected than concealed-clip standing seam. It is a different failure mode rather than an absence of one.

Two reasons. Ice blocking a valley or gutter holds water in place until it melts, so the leak arrives with the thaw rather than with the weather. And damage done during the freeze — a cracked shingle, a released sealant strip, a lifted flashing edge — often does not produce visible water until the next rain finds it. A leak that appears days later is common and does not mean the freeze was unrelated.
